Apartment Block Management
DSM provide an efficient and invaluable service to Letting Agents and "Right to Manage" Companies RTMC's in order to enable them to comply with the mandatory requirements of the Regulatory Reform (Fire Safety) Order 2005.
The common areas of residential blocks of flats and apartments are required to be be inspected and audited periodically to ensure essential equipment such as Emergency Escape Lighting, Automatic Opening Window Vents, Fire Alarm Systems, Lift Emergency Line and general equipment associated with a safe means of escape are in good working order. These will include correct operation of self closing devices on doors, whether smoke seals and intumescent strips are intact and the provision of correct signage and fire fighting equipment.
Many RTMC's are unaware of the requirement to maintain a "suitable and sufficient" fire risk assessment or to conduct the weekly, monthly, quarterly or annual testing described above. The absence of such arrangements will have a negative impact on any insurance claim submitted following a fire as unfortunately ignorance is no defence in law.
An electronic document, bespoke to your particular building, is produced and forwarded to you on a monthly basis.
